A green audit is only worth commissioning if it produces decisions. Many arrive as a bound document full of generic recommendations that nobody can cost, schedule or assign, and they change nothing. A useful audit measures what the site does today, compares it against a defensible benchmark, and hands over a ranked list of interventions with indicative costs.
This is the framework we use, and the findings that recur.
What gets measured
1. Water balance
The core of most Indian campus audits.
- Sources: municipal supply, borewell, tanker, treated wastewater, harvested rainwater — with volumes for each.
- Uses: domestic, canteen, cooling, flushing, landscape irrigation, construction, losses.
- Metering: what is actually metered versus estimated. Most sites have one incoming meter and no breakdown, which makes every efficiency claim unverifiable.
- Recycling and recharge: STP output and where it goes, harvesting structures and whether they still function.
2. Landscape and irrigation
Usually the biggest single opportunity and the one most audits handle superficially.
- Planted area by type: lawn, shrub beds, groundcover, trees.
- Irrigation system type, zoning and controller schedule as actually set.
- Estimated demand versus estimated delivery.
- Species-level water demand against site water availability.
3. Waste
- Generation by category over a measured period — not estimated from headcount.
- Segregation practice at source and, critically, whether collection preserves it.
- On-site processing capacity versus organic load.
- Disposal routes and documentation.
4. Energy
Scoped to what is relevant: pumping loads for water and irrigation, external and landscape lighting, and any process loads on industrial sites.
5. Green cover and biodiversity
- Tree inventory: species, girth, health, location.
- Canopy cover as a percentage of site area.
- Native versus exotic proportion.
- Habitat features — water bodies, fruiting and flowering species, undisturbed edges.
- Bird and pollinator observations where the client wants a biodiversity baseline.
How the audit runs
Week 1 — Scoping. Boundaries, available data, reporting format and the standard or framework the output must feed.
Weeks 1–2 — Data collection. Twelve months of utility bills, water and waste records, procurement data, maintenance logs, and interviews with the facilities team — who almost always know where the problems are.
Weeks 2–3 — Site assessment. Physical walkthrough: irrigation running, waste handling in practice, drainage behaviour, tree inventory, and a look at what the records do not show.
Weeks 3–4 — Analysis. Baselines calculated, benchmarks applied, gaps quantified. This is where estimates get tested against reality — a site claiming 30% water reduction usually has one meter and an assumption.
Weeks 4–6 — Roadmap. Ranked interventions with indicative cost, expected benefit, owner and sequence.
What we keep finding
Irrigation running on a fixed schedule. Controllers set once and left, watering identically in November and May, and often through the monsoon. This is the single most common and most easily corrected waste on Indian campuses.
No separate landscape water metering. Without it, nobody knows what the landscape costs, so nobody manages it.
Lawn far larger than its use. Large turf areas nobody walks on, watered and mowed at full cost.
Organic waste leaving site. Canteen waste and landscape trimmings hauled away as mixed waste while compost is purchased for the same beds.
Recharge structures silted up. Rainwater harvesting pits installed to satisfy an approval condition and never desilted, non-functional within two or three monsoons.
Tree inventories that exist only on paper. A list with no locations, no condition data and no maintenance link, useless for both management and reporting.
Species fighting the site. Acid-preferring ornamentals chlorotic in alkaline soil, high-water species on a water-stressed campus, replaced repeatedly instead of reconsidered.
The roadmap
Findings become useful only when ranked. We sort interventions into three tiers:
Tier 1 — Operational, no capital. Reset irrigation schedules seasonally. Fix leaks. Correct the collection chain so segregation survives. Move fertiliser away from tree basins. These deliver savings within a month.
Tier 2 — Low capital. Sub-metering for landscape water. Bed edging and mulching. Irrigation zone separation. Composting setup sized to the measured organic load. Payback usually within a year or two.
Tier 3 — Capital projects. Lawn conversion to massed planting. Rainwater harvesting storage integrated with irrigation. STP reuse plumbing. Native planting programme. Longer payback, larger effect, needs proper budgeting.
Every item carries an owner and a date, or it will not happen.
Reporting and what it feeds
Green audit outputs typically support:
- Institutional accreditation and ranking submissions, where environmental performance carries weight.
- ESG and sustainability disclosure, which increasingly requires site-level data rather than corporate averages.
- Tender pre-qualification, where environmental credentials are scored.
- Internal capital planning, which is where the audit actually pays for itself.
Making the next audit easier
The most valuable output of a first audit is often the measurement infrastructure it recommends: sub-meters, a waste log, a maintained tree inventory, and irrigation records. Once those exist, the following year's audit is an update rather than an investigation, and the trend data is worth more than any single year's snapshot.
The test of a green audit is simple: three months later, can someone point to a decision that was made because of it? If not, it was a document, not an audit.
